With the coming Baby Boomers beginning to retire in 2012, there is no end to the potential of a Real Estate investment. The Kelowna area is currently experiencing slower market conditions with many buyers watching and waiting for the market to correct, any improvement in the world economy should revitalize our market in Kelowna very quickly. Prices in Kelowna have somewhat stabilized over the past year but it is still a buyer's market with much more inventory than in boom of 2002-2008. Our average residential price has declined about 10-12% since the peak of April 2008, and is showing some signs of recovery but the continued instability in the world markets is still having a negative affect on the market. 2009-2010-2011 were years of ups and downs, with the market stabilizing early in the year, regaining some ground midyear and then flattening out through the end of the year. I expect 2012 to continue the trend of stabilization with prices moving very little, up or down. In 2013, I think the market will begin to stabilize and we may even see some minor increases in prices. It will take a while for the buyers to eat up some of this inventory but all signs point to better times in the coming years.
